There are three types of Sales:

1) It’s for Sale

This means I have something I’d like to sell to get some or all of my money back out of the item.  The item is For Sale. I will often start the sale at higher price when I really have a general idea of my rock bottom.  You don’t hit my rock bottom target?  You don’t get the item.

2) I’m having a Yard Sale

Yep, I bought too much crap and now I need to sell some of it to make room (for more crap) or to get a little money to pay XYZ.  I’m having a Yard Sale and pricing stuff fairly cheap just to move inventory.  Will my profits be as high, no.  Will the stuff be gone?  Probably most of it.  I might still have a rock bottom price at a Yard Sale but I just might scrap that rock bottom to move the item.

3) Please Just Take it Sale

Folks have this attitude when moving, cleaning out a older home, or often times when in a foreclosure situation.  It’s like a Yard Sale but negotiations are much easier and bargains are plentiful.  Look for the terms “everything must go” or “moving sale.”

And three types of Sellers:

1) Mr. Firm

He’ll tell you what he paid for it.  When he bought it.  He might even have the receipt.  There might be “another interested buyer” in the item (his ploy to pressure you) or the item may also be listed on Craigslist or eBay. Stay calm and price shop before biting the bullet with this fella.

This is often the attitude in regards to big ticket items.

2) The Overindulger

This guy will have a lot of stuff.  His wife might be out there ranting about all his crap (or vice versa) or what she’s going to do with her new found space.  This type of seller may even negotiate himself down.  You know the guy.  The “I’ll take $5 for it” before you’ve even considered a reasonable price in your head kind of seller.  Don’t stop there- ask for lower.  If he says yes, you’ve scored an even better bargain.  If he says no, take his last offer.

3) Meet: The Beggers

This family is in a hurry to shed some stuff.  You’ll hear “we’ve been relocated” or “it happened so fast.”  Keywords, people, Keywords. That light bulb should go off in your head and bargains galore could spring from a seller like this.  Often times you’ll find bargains for junk, though sometimes big ticket items like a washer/dryer or refrigerator could come of the deal.  Especially from the “we’ve been relocated” seller.  Who wants to move a fridge if they don’t have to?

If you’re out Yard Sale-ing, strike up conversation.  Butter ‘em up to get them talking and find out their style.  If you’re having a Yard Sale or selling items- watch your own body language and how much info you divulge.  If you’re truly looking to score cash for your stuff you might want to take Mr. Firm’s stance on things.

Placement is everything.  Advertising is crucial.  Planning is essential.

A yard sale isn’t throwing everything out on the lawn and hoping it sells.  It’s an event.  And buyers strategically plan their journey.  Make sure your sale is on their route and boost your profit by 20% or more with these 20 tips:

Extra! Extra! Read All About It:

1. List your sale on Craigslist- every 3 days- and title your Craigslist ad with as much info about the sale as possible.
   • Apps like iGarage Sale are in use by tech savvy shoppers and Craigslist ads filter into these GPS based searchable gems.
2. When listing your ad, include your big items and/or categories. -Example: 2004 Total Home Gym and Baby Gear galore!
3. Invest in sturdy Yard Sale signs- bright colors and catchy wording.
4. Place your signs the day before your sale so they stand out and remove old signs from previous sales that may be near your signs.
5. Check your county ordinances regarding signage. Hello! You’re putting your address on them and they will find you if you’re in violation!

A Little Prep Goes a Long Way:

1. Don’t throw together a sale in 2 days.  Plan at least 2 weeks in advance.
2. Neighborhood Sale?  Plan it the same weekend as the neighborhood up the street. You’re tapping into their marketing expense and guaranteed more traffic!
3. Have a Plan B for inclement weather.
4. If you can, run your sale Thursday-Saturday. This allows more marketing time and saturation of your sale.
5. Move your sale to a prime location or in a heavy traffic area.  Especially if you live in the back of your neighborhood or off the beaten path.
6. Organize the layout of your stuff by categories or rooms in a home. Example: Kitchen-Baby-Yard Tools-Clothing

The Art of Selling:

1. If it’s junky- don’t sell it.  You’ll ruin your Yard Sale reputation.
2. Place your big items out by the mail box or in a visible location.
3. Move your cars down the street and block others from parking in your driveway. Make your sale nice and open with no visual blocks.
4. Place price tags on everything and where people can see them.  You’re leaving the door open for negotiation if the buyer has to ask the price.
5. Price your stuff at what you would pay for it.  Not what you DID pay for it.

Bring on the Money:

1. Break out the hot chocolate or lemonade stand- $.75 per cup! Pancakes also do well on cold mornings and are super cheap to make.
2. Make the kids work the hot chocolate/ lemonade/ pancake stand!
3. Don’t take checks.
4. Do have plenty of cash on hand to make change. If you don’t have correct change, you’re likely to short change yourself on the sale!

Now that I have your attention!

Meet our newest family member, Pepper.  I rescued her from Floyd County Animal Control yesterday because she was set to be euthanized that afternoon… Valentine’s Day afternoon.  Once she licked my hand, that was it.  She was mine.  Y’all know I can’t take anymore human babies.  Besides, McKenna starts Kindergarten in the fall and I am HOME FREE!! I settled for a fur baby and here she is:

We had been discussing bringing a furry friend into the house since we have a place of our own again.  I guess it just happened a little sooner than we were expecting

~~Red Raspberry Frosted Cupcakes~~

Frosting:

1/2 stick unsalted butter

12oz fresh or frozen raspberries

1/4 tsp. lemon juice

3 1/2 – 4 cups powdered sugar

pinch of salt

1-2 Tbsp. milk

Cake Batter:

1 1/2 cup all-purpose flour

1/2 tsp. salt

2 tsp. baking powder

1/2 cup butter

1 cup white sugar

2 eggs

1 tsp. vanilla extract

1/4 cup Half & Half

1/2 cup Milk (or combine the two for 3/4 cup milk)

Follow these steps!  It’s fastest & most efficient use of time

1) Preheat oven to 350 and put on your Flirty Apron!

2) In a small sauce pan, heat raspberries on medium-high heat until broken down and saucy/seedy.

3) Strain sauce in a fine mesh strainer to remove seeds ( I had to use a sifter!) and return sauce to saucepan.

4) Continue to simmer over low heat another 3-4 minutes.  Remove from heat and let cool to room temperature.

~~Now let’s make cake!~~

5) Combine 1 1/2 cup all-purpose flour, 1/2 tsp. salt, 2 tsp. baking powder and sift together in a bowl.

6) Mix 1/2 cup butter, 1 cup white sugar, 2 eggs, 1 tsp. vanilla extract, 1/4 cup Half & Half, 1/2 cup Milk (or combine the two for 3/4 cup milk) in a standing mixer.

7) Slowly add in dry ingredients 1/2 cup at a time. Mix until well combined.

8 ) Line cupcake pan with liners and spray with cooking spray.

9) Fill cupcake liners with batter and bake approx 18min or until toothpick comes out clean.

~~Back to Frosting~~

10) Cream 1/2 stick unsalted butter and add 2 cups of the 3 1/2 – 4 cups powdered sugar.  Add 1/4 tsp. lemon juice and a pinch of salt.

11) Beat until mixed well, making sure to scrape edges of the bowl.

12) Pour Raspberry sauce into white frosting mixture and mix on a low speed.

13) Add additional powdered sugar to taste and use 1-2 Tbsp. milk if necessary to produce the right consistency.

~~Red Raspberry Frosted Cupcakes~~

14) Place frosting into pastry bag with wide tip ( or Ziploc bag with hole cut in the corner ) and frost cupcakes once cooled to room temperature!  Add sprinkles, Valentine Candy or leave ‘em plain!
